Being a landlord places you with certain responsibilities relating to the Gas Safety (Installation and Use) Regulations 1998. You have legal responsibilities to ensure that all gas fittings; flues and appliances that you own are safe for your tenants to use.
You are also responsible for ensuring any new gas appliance you provide has an annual gas check within 12 months of installation, and on going checks annually after that by a Gas Safe engineer.
You must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed, and issue a copy to any new tenants before they move in.
A landlord’s Gas Safety Inspection is required to be completed by a Gas Safe engineer at the property, carrying out checks to areas such as:
Gas Pipework and Fittings
Inspection of gas meter
Operational checks to each appliance including safety controls.
Inspection of Flue and Ventilation
Gas tightness test
Flue gas analysis
